England & Lyle Ltd has a long and successful track-record in promoting new residential development through both Development Plans and planning applications/appeals. Our experience encompasses projects ranging in size from large scale urban extensions for 500+ dwellings down to small infill sites and individual agricultural workers dwellings , and the full range in-between. Our clients include major national house builders, land owners, developers, smaller local and regional house builders and private individuals.
For planning applications England & Lyle Ltd usually takes the role of lead agent initiating pre–application discussions, coordinating input from specialist consultants, preparing the application and supporting planning documentation (including Design and Access Statements), responding and negotiating solutions to issues arising during the application period, advising on S106 issues and arranging the discharge of conditions. Where it proves necessary to appeal against any refusal by a Local Planning Authority we undertake the preparation of appeals, lead discussions at Informal Hearings and act as expert witness at Public Inquiries. Our services in connection with emerging Development Plans include, plan monitoring, preparation of written representations and supporting reports, negotiations with officers, SHLAA submissions, and giving evidence at Public Examinations.
Recent examples of planning applications include: 280 dwellings in Malton; 80 dwellings in Aiskew, 75 ‘executive’ dwellings in Normanby; 68 dwellings in Brotton, conversion of a listed bonded warehouse building for 130 apartments in Newcastle upon Tyne, 9 dwellings in Eaglescliffe, a replacement dwelling Chalfont St Peter, 8 dwellings in Coundon and a new manager’s dwelling for a large livery yard in Bishopton. We have also been involved in student accommodation projects in Middlesbrough, Stockton and York
Recent examples of Development Plan representations includes written submissions for various potential housing sites in/on the edge of settlements throughout North Yorkshire, County Durham and the Tees Valley and attending Public Examinations in Tees Valley and North Yorkshire.
