Expert planning witness services on behalf of Easington District Council in connection with Compulsory Purchase Order issued to secure the comprehensive regeneration of St Johns Square, Seaham for a mixed use development comprising: library, health centre, residential and commercial uses.
Planning permission was granted in March 2009 for a mixed use development to enhance the existing tourist facilities at Thorpe Farm, Greta Bridge. The approved scheme provides a range of uses including retail, a tea room and B1 workshops specialising in the production of local arts and crafts. The approved scheme will also provide a long term, viable use for the Grade II* Listed Building that occupies the site and the approved landscaping scheme will help to significantly enhance its setting.
Planning consent granted in Morecambe, Lancashire for a large retirement complex of 600 units including leisure facilities. England & Lyle have provided planning advice dealing with the Section 106 Agreement, planning conditions and further development on the site. The site contains a range of listed buildings which have now been given consent for conversion into communal facilities for the occupants of the complex.
Planning advice provided in support of numerous school redevelopments including advice on planning conditions, preparation of planning applications for new schools and PPG17- Playing Field Assessments. The schemes have been in Lincoln, Sunderland and Hull.
England & Lyle provided planning advice in support of a £50 million redevelopment of a former factory site on the edge of historic Durham City. Planning consent was granted for 40,000m² of new office accommodation. Issues included policy constraints and considerable highway constraints stemming from the nearby trunk road.
Town Centres and Retail Study to inform the evidence base for the LDF and to highlight issues and recommendations in market towns. Need assessments and policy advice on retail and other town centre uses in all the main towns in the East Riding. Evidence for the Council on a Call-in Inquiry for retail and leisure development in Beverley.

• Stockton, Portrack- new build Greggs unit allowed in spite of policy objections.
• Stockton, Leven Bank- LDC granted for caravan park following High Court decision to quash previous appeal decision.
• Newcastle, Forth Banks- C/U allowed at appeal following refusal on highway and amenity grounds.
• Stockton, Portrack- Appeal allowed following refusal for new access road.
